Multiple Assessments – North Little Rock
PMI performed a Phase I Environmental Site Assessment (ESA) on four contiguous tracts of land located in North Little Rock, Arkansas. The property was utilized as a horse training farm from the 1940s until the 1990s. The eastern portion of the property was later utilized as a “spoil” site for a local utility company. The Phase I ESA recommended a Phase II Limited Subsurface Investigation, the results of which indicated no contaminated soils were found on the property.
In addition to the Phase I and Phase II, PMI conducted a wetland delineation on the property. The wetland delineation consisted of utilizing a GPS unit to mark locations in a grid pattern throughout the property. At each GPS location, PMI collected data regarding biology, hydrology, and assessment of the soils. It was determined that several areas on the property were wetlands. Due to the presence of wetlands, PMI requested a 404 permit to develop the property and purchased wetland credits to offset the impact created by developing the property.
